I wrote a previous blog post about Gruene's Music and Wine Festival this past weekend.  Many of you emailed me, asking how we liked it, so I thought I would give you a quick overview. 

The event was scheduled from noon to 6pm, but we didn't get there until 4:30pm, thanks to hubby dropping me off at Neiman's Last Call!  Although we felt like we were running late, this was perfect timing!

Around 5pm it started to drizzle.  The light rain cooled the tents off and cleared some of the crowd out.  We were able to move around the large tent rather freely, even with the jogging stroller.  There were probalby 40 wineries showcasing their wines and everyone was more liberal with their pours by the end of the day.  

Chris and I ran into many other parents with strollers, even some with double strollers!  After tasting all the wine we could handle, we sat at a picknick table outside and listened to live music.  With all the wine that had been poured, everyone seemed to be feeling rather spirited and in a dancing mood!  All of this made for great people watching.  :)

Around 6:30pm, we walked over to the Gristmill for dinner.  I had blackened redfish and Chris had a huge ribeye.  Dinner was delicious and we made it home around 9:30pm.  We will definitly be back next year!

I Don’t Have To Sell. By Dan Polimino.

This is a well written article, giving sound advice on why Realtors should not take overpriced listings. Over priced listings will not sell in this market and after 6 months or a year has passed, the house will be taken off the market and everyone is left feeling disappointed and frustrated.

Many times, I would go on a listing appointment to talk with a potential seller and they would tell at the end of the presentation, “Well, I really don’t have to sell!” Which then prompts my response of, “So why are you putting your home on the market?” After all, selling a home and keeping it in constant show-ready condition is not a lot of fun and usually requires a lot of work and patience. The sellers go on to say, “If I can get my price, I would sell the home.” If you want me to translate this last sentence for you, I will. It means the following from the seller: “I am going to ignore good data about the price of my home, overprice it, and let it sit on the market until I get what I want for it.” That is a recipe for disaster for everyone involved. 

When I represent buyers and I submit offers to the listing agents, I often hear from the listing agent that the seller did not accept the offer. I go on to discuss with the listing agent why we think it’s a fair offer. Then lo and behold, the famous sentence comes out, “Well, my sellers really don’t have to sell.” I then say to the agent, “Well, maybe they should take their home off the market.” 

You see, the days of some fairy tale buyer walking off the street and overpaying for a home stopped about five years ago. Buyers know exactly what a home is worth and in some cases, put in fair offers. Sellers cannot fall back on the old “I don’t have to sell” excuse anymore because that market does not exist. If a seller really doesn’t have to sell, they should not have their home listed. By overpricing the home, it ensures that it will sit and accumulate days on the market which hurts the seller and the marketability of the home. The listing agent will be frustrated because they can’t sell it, and buying agents will stop showing it because they’ll realize that the seller will not look at a reasonable offer. The end result may be a seller chasing down the market and being forced to do a series of price drops or take the home off the market. In either case, it ends up being an exercise in futility for everyone involved.

Gruene Music and Wine Festival Celebrates 25 years!

October 2011 marks the 25th anniversary of the annual Gruene Music & Wine Fesival!  Located in Gruene, Texas, this four-day celebration is a fantastic opportunity for you and your family to come and enjoy the sights and sounds of small town Texas culture, up close and personal. Chris and I will be there with Carter in tow!

Last year, proceeds from the fundraiser managed over $100,000 dollars to directly benefit the United Way of Comal County.  Very cool!

From a specialty beer-tasting event (that’s Sunday) to live performances from the likes of Los Lonely Boys and blues guitar legend B.B. King, in addition to all of the locally-sourced wine and grub you can handle throughout, this is definitely the place to be come October 6th-9th. See the entire schedule of events below. Tanji says each day has a different theme with unique events. I cannot wait to get out and enjoy this cooler weather!
